Rental Guidelines

General Guidelines

  1. Clients are responsible for the cleaning up of the venue - this includes, but is not limited to, bagging up trash and placing it in the designated location, folding and stacking all tables and chairs, broom sweeping the barn and removing any decorations or hangers. Clients are responsible for communicating to caterers or other vendors the timeline and expectations.

  2.  There is No Smoking in or around the barn. If you are smoking, you must do it outside on the gravel and you should be at least 30 feet away from all buildings and structures.  All trash should be picked up. 

  3.  Clients must drive and park only on graveled roads and designated parking areas. 

  4.  No candles, sparklers, or open flames (including fire pit) without written permission. No fires may be started on the ground.  Al lgrills and barbecues must be used outside, away from buildings. 

  5.  Nails, screws, tacks, paint, wire and staples are prohibited at Rock Spring Farm. We don't want anything to damage the wood floors, beams or walls. If you use ribbons, or rope to attach decor, they must all be removed or cut down during cleanup. 

  6.  No animals allowed on the premises without written prior approval.

  7.  All events and music should end by 11 PM. 


  • We require 50% of the package price plus tax and a signed the lease agreement to reserve your desired event date.  

  • The remaining 50% is due 30 days before the date of your event with an additional $500 security deposit.  The security deposit is not taxed and, if all guidelines are followed, will be returned to you within 15 days after your event.


  • A current certificate of commercial general liability insurance naming Rock Spring Farm LLC  as a certificate holder and listing the dates of the event (or dates your will be on the property) in the amount of One Million Dollars is required.

  • In most cases, you will be able to increase the current coverage on your personal insurance policy. However, if you are having difficulty getting coverage or would would like guidance, we would be happy to refer you to an agent who can get you an Event Policy. 

  • Additional liability waivers or supplemental insurance may also be required depending on the insurance and the activities you have planned for the event.
